Wachovia has released a new short sale program.  In my opinion this program should be a model for all lender's short sale processing.  You get to work right away with a local Short Sale Manager as soon as you get an offer.  Wachovia will then provide approval/minimum net for the sale.  These transactions can close in 45 days or less.
